Baku buyers get answers in person at Dubai property roadshow
Two-day event brings Dubai developers face to face with Baku residents
For residents of Baku weighing a property purchase abroad, the hardest part is rarely the money. It is the information gap: months of remote correspondence, prices that shift between sources, and answers that arrive as promises to “confirm on the ground”. A two-day event in the city this month is designed to close that gap, putting buyers in the same room as the people who build the apartments they are considering.
Propify Real Estate, a brokerage operating in the Dubai property market, is holding a Roadshow in Baku on 24 and 25 October 2026, together with two Dubai developers, Sobha Realty and Binghatti. The event runs from 10:00 to 18:00 on both days in central Baku, with the exact venue sent to registrants in advance. Attendance is free, but places are limited and registration is required at propify-realestate.com/roadshow or by phone at +971 52 750 3865. The format is straightforward. A Roadshow brings the developer’s own projects directly to the buyer, so visitors can see real floor plans, apartment sizes and views, and hear current prices, payment plans and handover dates from the source rather than through intermediaries. Consultants from Propify Real Estate, who work in the Dubai market year-round, run the meetings. Organisers say the aim is to compress what is usually a drawn-out process into a single day: projects compared side by side, a concrete figure for the visitor’s own budget, and the legal side of the purchase walked through step by step, with no trip to Dubai needed.
The practical questions that come up most often from Baku get direct answers at the event. Foreign citizens can own property in Dubai’s freehold zones, where the projects presented are located, acquiring it in their own name with full title and registration with the Dubai Land Department; no local partner or leasehold is required. On costs, the UAE levies no annual property tax and no personal income tax on rental income, so expenses consist of one-off purchase fees and the building’s annual service charge. Currency risk is limited by the dirham’s peg to the US dollar, fixed since 1997. And payment does not have to be made in full: off-plan purchases are typically paid in instalments during construction, with a first payment of around 20% in many projects, and some plans spread payments at roughly 1% a month or continue after handover.
For those weighing Dubai against the home market, the organisers point to diversification across another economy and currency, average gross rental yields on apartments of around 6 to 7% a year according to 2026 market data, and the possibility that a purchase from AED 2 million can open the way to a 10-year UAE Golden Visa.
Visitors are told to expect three things on leaving: a clarified brief covering budget, purpose and timing, whether rental income, a second home, an apartment for children’s future or a step towards a Dubai residence permit; a personal shortlist of two or three Sobha Realty and Binghatti projects with floor plan, view, handover date and real price rather than a “starting from” figure; and the full cost on paper, including payment plan, government fees and annual service charges, calculated in front of them. A separate special offer, announced in the room, is reserved for attendees and ends with the event.
The developers themselves bring established credentials. Sobha Realty keeps design and construction in-house, with handover quality regarded as a benchmark in Dubai; its flagship community, Sobha Hartland, faces Downtown Dubai in Mohammed Bin Rashid City. Binghatti, founded in Dubai in 2008, also handles design, development and construction in-house and is known for branded residences created with Bugatti, Mercedes-Benz and Jacob & Co, including Burj Binghatti Jacob & Co in Business Bay, planned as the world’s tallest residential tower.
Propify Real Estate, an official partner of Dubai’s leading developers, guides buyers from Azerbaijan through the whole process, from choosing a project and signing the contract to payments and handover, and supports them afterwards with letting and management. As the company puts it: “It is very rare to be able to see projects side by side in a single day, and to get a concrete figure for your own budget, without flying from Baku to Dubai. That is the point of the Roadshow: the visitor leaves the room with their own calculation, not with a brochure and a general impression.”
Registration takes a few seconds: visitors choose the day and a time slot at 10:00, 13:00 or 16:00. Sessions are held in Azerbaijani, Russian and English, and registration remains open until all places are taken.
