Nakheel Moves 892 Families Into Jebel Ali Village as Handover Phase Launches

Nakheel has begun handing over 892 completed residential units at Jebel Ali Village, marking the operational shift from construction to occupancy across the 80-hectare Dubai community. Families are moving in following the conclusion of core construction and the deployment of essential services, as the developer transitions its focus from building to community management.

The development is projected to accommodate approximately 5,500 residents at full build-out. Conceived as a low-density residential environment, the project incorporates landscaped parks, pedestrian-oriented street design, outdoor recreation zones and interconnected green corridors throughout the site.

Within the completed infrastructure, Jebel Ali Village has integrated walking and cycling pathways, sports facilities, children’s recreation areas, a community pond and swimming pools distributed across individual residential clusters. These amenities form the operational backbone of daily life on site, giving residents on-site recreation and mobility options from day one.

The phasing of additional facilities, however, remains in progress. Nakheel has outlined plans for a community centre with retail components, a clubhouse, fitness facilities, padel courts and event lawns, all scheduled to open as subsequent development phases complete. The precise timing and sequencing of these secondary facilities are still part of the broader delivery timeline, meaning early residents will move in ahead of the full amenity offering.

Khalid Al Malik, CEO of Dubai Holding Real Estate, placed the handover milestone within the site’s longer history. “Jebel Ali Village has long held a special place in Dubai’s residential history, recognised for its strong sense of community and enduring appeal. As handovers begin, we are building on this legacy with a modern, well-connected community designed around the evolving needs of residents. This milestone marks an important step in welcoming families to a new chapter for one of Dubai’s most established residential destinations.”

By contrast, the location’s infrastructure connections are already in place. Jebel Ali Village sits adjacent to Sheikh Zayed Road, a primary transportation corridor, and is within reach of Ibn Battuta Mall and Discovery Gardens Metro Station, anchoring the site within existing transit and commercial systems. That proximity matters practically: residents arriving now have access to external services while on-site amenities catch up.

The 892-unit initial phase establishes the foundation for the broader community, with additional units expected to enter the handover pipeline as construction phases complete. The open question is how quickly the remaining facilities, particularly the community centre and clubhouse, will follow the residential delivery.
